Arcus were appointed by Beyond Housing to deliver much needed affordable and accessible homes for families, the elderly and those with disabilities in Redcar. As lead consultant, Arcus drove the design team to collaborative deliver creative solutions to ensure that targeted development numbers were in fact exceeded.

Key features of the design included: –

• Adoption Pedestrian priority shared surfaces
• Carful placement of buildings to avoid overlooking and reduce separation distances.
• Communal landscaped areas.
• Communal parking courts

These solutions required extensive liaison and consultation not only with the local council, and Secure by Design representatives, but also the local community, such as the neighbouring Dunes Sheltered Accommodation, residents’ group and local police liaison officer. During this process emphasis was placed on several areas considered important not only to the successful function of the design proposal, eg. successful functioning of the homes, but also in respect of the development’s relationship with its immediate environment and wider landscape.

Extensive liaison was also undertaken with several Occupational Therapists to ensure the delivery of fully disability compliant bungalows which incorporated unique features such as wheelchair charging stations, car parking spaces, height adjustable kitchen counters and accessible WC and wet rooms and garden areas. The final project exceeded the requirements of Code for sustainable homes level 4 and all homes and achieved Secure by Design Gold standard accreditation.
