Delaney Heights, formally known as Matthias Court, was constructed in the 1970’s to meet demand for inner city low-cost living. The original scheme provided 118 units which were a mixture of one and two bedroom dwellings for social rent. Due to historic issues within the property, as a result of its buildings age, poor design and original construction quality, the building required extensive works.
Each apartment was completely stripped back to the existing concrete structure and the layouts fully re-modelled, with new kitchens and bathrooms fitted and insulated windows installed. A new main entrance and lobby were built with secure fob entrances and the building exterior was given a complete facelift with external insulation and render to improve heart loss. The average SAP rating for Matthias Court before the refurbishment was 43 improved to 82 and band rating from E improved to B. Following completion, the whole scheme was advertised and fully let within 6 weeks.
